Why do I need an agent?

With a wealth of experience our dedicated renting team can guide you through the entire process from start to finish. There are many legal requirements that a Landlord has to fulfill, failure to comply with these may result in criminal prosecution, our team will ensure that everything is ready for your tenants.

How can I be sure my tenant is suitable?

All prospective tenants are vetted by an independent referencing company, who conduct a thorough check that includes credit, employment and previous Landlord referencing. Only those with a clean record would be acceptable.

What services do you offer?

Our focus is on you and your property, which ensures that you select the right package to suit you. We provide rent Only, Rent Collection or a Fully Managed service.

The Fully Managed service is often the most popular choice as we are on hand throughout the tenancy from beginning til end, and you can enjoy the peace of mind and the satisfaction of knowing that your property is in capable hands.

Our comprehensive Tenancy Agreement will make sure that your interests are protected in line with current legislation.

How will the rental value of my property be determined?

Our team of qualified, expert valuers has extensive knowledge of your local area and the renting market, to ensure that your property is marketed at the right price. On their visit to your property they will carry out a full valuation and market appraisal, and also bring comparable evidence of how it compares with similar local properties. They will then be able to calculate an estimate of the monthly rental that is achievable.

How is rent paid?

A Tenant will set up a standing order is set up from their bank account and the rent will be paid in advance. Once this money has cleared through our accounts then the payment will be made into an account of your choice, you can also keep track of these payments online through your Landlord Account on

What happens if the tenant doesn't pay the rent?

Our dedicated Accounts team ensures that any late payment is flagged up immediately with the tenant, occasionally even the best tenants can find their circumstances changing. By agreeing to take our Rent Guarantee to go with your new tenancy you’ll be getting the ultimate in peace of mind. Our guarantee will pay your tenants rent in the event they can’t and also covers legal expenses. (For full information on the service speak to our renting team).

Any prospective tenants are referenced and checked, so we do hope to avoid any potential problems. However if an issue does occur our dedicated accounts team can work with you to resolve it. (This will depend on the service selected by the landlord)

Who looks after the garden?

The maintenance and upkeep of the garden is often the responsibility of the Tenant. However, if it is a particularly large garden then it may be a good idea to arrange for a gardener - the cost of which could be incorporated in the rental value.

It is advisable to provide the materials for maintaining your garden even if the property is unfurnished.

Do I have to provide furniture?

No. There is often little difference in rental values for furnished and unfurnished renting.

Our team can advise on the best option for your property.

An unfurnished property would require carpets, curtains and usually white goods. The requirements for a furnished property can vary depending upon the style and location of your property.

What am I responsible for repairing?

As a Landlord you have a legal obligation to maintain the structure of the building, the sanitation and the supply of services. In addition, should an item in the property require replacing or repairing through fair wear and tear then you would be expected within the terms of the Tenancy Agreement to deal with this.
