Using the very best marketing techniques, we can give you the best exposure to the market, leading to a packed auction room that regularly exceeds more than 450 buyers.

Properties are marketed for four weeks, a legally binding exchange of contracts is formed on the fall of the hammer and the money is with you four weeks later.

Bid in person

As a potential buyer you attend the auction and bid for the property in person. On arrival at the auction venue you will register and collect a copy of our "Addendum" sheet for news of any last minute sales, withdrawals or material alterations. Take a catalogue too and you will be able to bid with it. Just raise it if you want to bid. If you need any further information ask a member of our team.

Bid by proxy

Proxy bidding is used when you cannot attend the auction. You will submit your maximum bid in writing on our Remote Bidding Form and authorise Auction House to act as a proxy for you. Your form authorises Auction House to bid in the auction room on your behalf up to your maximum.

Bid by telephone

Very simple indeed! You bid on the property during the auction whilst on the telephone to a member of the Auction House team. We will call you a few minutes prior to your chosen property being offered for sale. We will then repeat the Auctioneers words to you in order that you can instruct the member of staff when and how much you wish to bid.

Registration desk opens at 1:00pm. Bidding starts at 2:00pm prompt

We usually conduct 3 open viewings for each property, prior to the auction. Each viewing will last 25 minutes and times and dates will be published on our website as soon as marketing has commenced. There is no need to book, just turn up and view.

If the viewing schedule says 'call to view', this is usually because the property is occupied and we need to know how many people are going to attend, just call the office and we will let you know available viewing times.

It is important to read through all legal documentation prior to bidding and even seek legal advice where appropriate. Packs are made available to all buyers free of charge, prior to the auction and can be accessed by clicking on the link above. It sometimes takes the solicitors a number of weeks to prepare the legal packs so please bear with us.

Some clients are happy to consider offers pre auction, but not until after the first viewing has taken place. However some properties will go straight to auction in order to give every buyer an equal opportunity. If you are interested in a particular lot just call the office and one of the team will be happy to assist you.

Yes! If you need to sell in a hurry we are able to enter new properties just two weeks prior to the auction.

As a buyer, make sure you check the website every day to avoid missing new properties and a potential bargain. Register for our e-mailing list now and be amongst the first to know when a new property is listed.

The majority of properties in our auctions are mortgageable, but the short time scales involved can often make securing finance difficult. If you are unsure whether a particular property is mortgageable or have doubts about completing in time please seek professional advice prior to bidding.

Buying for yourself

  • Photo ID (Passport / Driving licence)
  • Proof of Address (Utility bill or bank statement less than 3 months old)
  • Debit card / bankers draft / Digital Security number pad

Buying for someone else

  • Photo ID for both you and the person you are bidding on behalf of (Passport / Driving licence)
  • Proof of Address for both you and the person you are bidding on behalf of (Utility bill or bank statement less than 3 months old)
  • A signed letter from the person you are bidding on behalf of confirming that they are happy for you to do so.
  • Debit card / bankers draft / Digital Security number pad

The successful bidder immediately pays a 10% deposit (Min �5,000) along with an admin fee of 0.6% Inc. vat (Min �900 Inc. vat). There may also be additional costs such as search fees or a buyer's premium. Always check the legal pack before bidding.

Buyers can pay with a debit card, bankers draft or bank transfer. Please note that no cash will be accepted.

You will usually have 28 days to complete the purchase. Some lots may have a longer or shorter time scale. Always check the legal pack before bidding.
