Hi there welcome to our June market update. It is officially the summer, the weather is out there to prove it and certainly from our point of view, there is no signs right now that the market is cooling down. In fact, if anything, may be hotting up a little bit - sorry, forgive me for that!
If I look at what's been going on over the last few months, I'll just report very quickly I was asking prices are up by 2.8 percent on where they were a year ago and the number of properties sold against the same time last year is 4% up on where they were at the same time in 2017.
Perhaps most interestingly the number of new buyers that we've registered from the start of 2018 to now is 24% up on where it was at the same time a year ago so it goes without saying that the competition out there in the market for the best properties has remained seriously fist and I can only imagine that for some people looking for their next property their next dream home that it must be becoming a little bit frustrating as they end up competing against a number of other buyers so today I'm going to give you my top tips to make sure that you are in pole position in ensuring that you are the number one choice when it comes to that seller making a decision of who they're going to sell that property to.
So my number one tip is make sure that you are sale ready and by that I mean ensuring that you've got a mortgage in place go and see a good independent mortgage advisor we've got plenty of them here and make sure that you've got a solicitor in place so that when that seller has to make the decision you look like you're the one in the right frame of mind in the right position to proceed and to get the deal through.
Do not rely on the property portals so by that I know that people start their search often on Rightmove and Zoopla and on the market but you know what a lot of agents like ourselves will make sure that their properties hit their own website first and it's also the case that plenty of properties don't even make it to the open market so you've got to ensure that you make the relationship with the agent.
Tip number three and is to get face to face with your local agents ensure that they know who you are and make sure that they know that you are out there looking and make sure that when that right property comes to market they're going to give you that phone call first.
