What is the difference between you and online agents?
First of all, let's stop talking about online, Manning Stainton has been online forever, we have a fantastic website, you can log in, you can view what's going on with your transaction, just in the same way that you can with the online agents. The way I would like you to think about it is self-service and full service, the difference between us and the self-service models is that we will do everything for you, we will manage your transaction from start to finish.
With self-service, you have someone who comes out and talks to you, but after that, you're pretty much on your own.
Do you do no sale no fee?
The answer to that very simply is yes, our fees at Manning Stainton have always been no sale any charge. You pay us, and you only pay us on success. There are lots of different models out there, somewhere you pay upfront, somewhere you promise you're going to pay up front but then defer it. For us the only way we've ever done it is on success, that way, you're kind of trusting us that we're going to get you the very best result.
First Time Buyers are being priced out, what can we do about it?
I don't know if I'd agree with that, we have seen some very strong evidence this year, especially in the buy to let sector, with the introduction of new taxes, the introduction of higher stamp duty and things of that sort has seen a decrease in the number of investors in the market and has then seen an increase in the number of first time buyers.
What's the most upcoming area within the region?
I get asked this question all the time, by friends, by people I talk to all the time.
A little while ago, that area was Meanwood and Headingley as we saw a lot of transition in the student market, with a lot of people moving closer to the universities, and I think that Headingley is still a great place to buy.
For me, my top tip at the moment is anywhere around East Leeds, there is a huge amount of money going into that East Leeds corridor, out towards Crossgates, Whitkurk and beyond into Garforth. There's a lot of new build property going into that area, and with new build comes investment and regeneration into the area. For me, if I was going to plump my money anywhere, it's here!
Which is the most important room to keep looking its best?
I would say, generally speaking... it's a bit predictable really... but kitchens and bathrooms.
That for me is one of the most important features of the house, especially kitchens, and no one wants to sit on an old toilet, let's be honest. But actually, the first thing you should focus on, is that initially curb appeal. If someone walks down the driveway to your home and they don't get that initial feeling that they'd really love to live there, whatever happens beyond that point, you're going to struggle.
