4 Ways To Add Value To Your Home

17 November 2017

Thinking about how you can add value to your home? Here are four improvements you can make, and how much they value they can add. (Statistics are taken from PropertyPriceAdvice.)

Loft conversion to add a bedroom

Potential Value Added: 15%

According to PropertyPriceAdvice.co.uk, an extra bedroom can add up to 15% to the value of your home, and you can achieve the most value if it’s a loft conversion with an en suite bathroom. Most lofts are relatively easy to convert, but it’s worth getting an architect or builder to take a look before going ahead.

Make sure to check with your local planning authority as there are some complex rules, although most conversions are considered a permitted development!

Increase living space with a conservatory

Potential Value Added: up to 10%

A conservatory can be a fantastic feature; it can bring the outside in, and give you those all-important extra square feet! There are lots of different options for a conservatory, from double glazing to solar control glass and even self-cleaning glass. Think about what will suit your lifestyle, home and bank balance.

Apply for planning permission

Potential Value Added: up to 10%

This point isn’t the most interesting, but it’s an essential step if you’re thinking about buying a property in order to add value. Perhaps you were thinking about how much you can add by increasing the square footage… unfortunately, it’s worthless if you can’t get the relevant permissions. As well as the work itself, when it comes to selling your property, having relevant planning permission can be an attractive proposition to buyers who might look to improve the property themselves.

 Kerb and garden appeal

Potential Value Added: up to 10%

Appearance is everything when it comes to selling property, and first impressions really count… A person has to feel excited when they approach and look around a property in order to take that leap and fall in love with a property. So work on your curb appeal, (watch our top tips video for more advice on that.) A garden, no matter the size can be a real asset to your home, ensure it’s kept pristine, mow the lawn and sweep up the leaves! Easy.
