The Government has confirmed its intention to make the provision Home Information Packs compulsory when almost all residential properties are put on the property market for sale in England and Wales. The relevant date is the 1st June when sellers of property will be obliged to provide details of whether the property is freehold or leasehold, proof of ownership, a local search (or proof that one has been applied for) and an Energy Performance Certificate. This will typically add around £500 to the cost of selling an average property and see the disappearance of a ‘no sale – no charge’ market place which has existed for many years.
The anticipated rise in the numbers of properties coming onto the market ahead of the June 1st deadline has already started with our branches in Adel, Guiseley, and Horsforth collectively putting in excess of 100 houses onto the market in March. This figure comfortably exceeds March 2006.
As estate agents and the Government begin to make house sellers aware of this fact it is anticipated that the rate at which new properties come into the market will accelerate as we go through April and May.
