Many house owners across Adel, Guiseley and Horsforth believe that Home Information Packs have been scrapped! This is not the case. The next Home information Pack deadline comes into effect on the 1st August for properties with four or more bedrooms.
This accounts for approximately 18% of the UK property stock but the proportion of four bedroom houses across Horsforth, Guiseley and Adel is nearer double this figure.
Much has been written by an ill informed press to the affect that these regulations can be got around by merely calling the fourth bedroom a study (office, playroom). People with properties to sell will be ill advised to follow this cause of action as almost all property marketing is now done via sophisticated estate agency software programmes and their associated websites. By describing a property as only having three bedrooms it will not be matched with the appropriate buyers and will not achieve its true potential with regards to price.
We anticipate that this next deadline for Home Information Packs may cause a little more disruption to the market with a larger than average number of four bedroom properties coming onto the market in the final weeks of July but should a possible cost of £350 really affect the decision as to whether to sell or not?
