HIPs Happening!

March 2007 saw a huge number of properties becoming available for sale at Manning Stainton as the traditional spring market starts to flourish and property sellers become aware of the impact of the impending Home Information Packs (HIPs). 

From the 1st June almost any residential property coming onto the market in England and Wales will, by law, need a Home Information Pack.  This will provide details of the owner, proof of ownership, a local search (or proof that one has been applied for) and Energy Performance Certificate.  The cost of this may be as much as £500 whether or not the property actually sells. 

We anticipate that an even greater number of properties will become available for sale across Leeds, Wakefield and Wetherby as we approach the 1st June and house sellers seek to avoid the risk of a bill for £500 in the event of an abortive sale. 

Following a long and detailed planning process it should be business as usual at Manning Stainton on the 1st June as we will be able to provide Home Information Packs with the all important Energy Performance Certificate within a matter of days. 

However, we do anticipate that there will be a reduction in the number of properties coming onto the market through the summer months but normality is expected to return in the autumn.
