From 1st October 2008, it will be a legal requirement to provide all new tenants in England and Wales with an Energy Performance Certificate (EPC).
Don’t delay call us today!The Governments intention is for prospective tenants to be able to select their new home with all relevant information including that contained in an EPC. The law states that tenants must be given the opportunity to inspect the EPC prior to taking out a tenancy agreement. In view of this it is necessary to have the EPC available from when the property is first marketed at the very latest.
The EPC, similar to energy labels on domestic appliances, will rate the energy efficiency and environmental impact of a property on a scale A (best) to G (worst). Poorly rated properties may become harder to rent as tenants compare prospective properties.You cannot offer for rent property without an EPC. Failure to provide an EPC to new tenants after 1st October 2008 could result in a £200 fine, for non-compliance.

Make payment arrangements - we can usually do this over the phone.We will arrange for our Domestic Energy Assessor (DEA) to visit your property to carry out the assessment.
You will be asked for details of: property age, if the property has been extended, boiler type; insulation details; double glazing.
The DEA will need access to the boiler, meters and loft (but they will bring their own ladders)After visiting the property our DEA will produce a detailed report valid for 10 years.
