RICS Residential Lettings Survey
Tenant demand for residential property rebounded in the quarter to July having moderated in the spring. A deterioration in accessibility alongside a moderating housing market has directed more people into the rental sector since quarter 1. Uncertainty as to the extent and impact of interest rates rises led some vendors to adopt a wait and see approach before re-entering the housing market. Surveyors expect a surge in rental growth for flats into the Autumn as a more cautious climate among first time buyers sets in.

Property Rental Demand Outstrips Supply
Demand for rented properties seriously outstripped supply and rent levels rose during the three months to the end of May according to the latest quarterly survey of ARLA Member Letting Agents published today, June 11.

Buy to Let Property Boom
There are a million buy-to-let property owners in the UK, but this is set to double in the next three years. That is according to a new report from research firm Mintel, which shows by 2010 there could be two million buy-to-let landlords in the UK.

Tenant Demand Rises to Nine Year High
Tenant demand rose at the fastest pace for nine years, says RICS Lettings Survey published today (Wednesday 28 February 2007). The acceleration in demand occurred on the back of strengthening economic activity, buoyant employment conditions and sustained migration from EU accession countries.

Strong Marketplace for UK Residential Lettings
Lettings members of the National Association of Estate Agents (NAEA) reported a strong marketplace for UK residential lettings over the last quarter of 2006. A number of issues contributed to a thriving buy to let sector, including affordability, a significant increase in immigration, specifically from Eastern Europe, and an ever-strong interest in bricks and mortar as an investment.

From 6 April 2007, the Government will make it compulsory on those receiving tenancy deposits in England and Wales to join a scheme that safeguards deposits for the duration of a tenancy; and offers resolutions should disputes arise.

Good news for tenants!
Good news for tenants - at a recent Extraordinary General Meetings, both ARLA, the Association of Residential Letting Agents, and the NAEA, the National Association of Estate Agents voted in favour of the amalgamation of the two professional bodies.

Landlords under pressure?
Instructions to let properties continued to grow last year, although they increased at the slowest pace since 2005 as rising interest rates squeezed landlords’ margins. Tenant demand for property exceeded new supply for a tenth consecutive quarter, putting upward pressure on rental levels.

HMO Landlords Retreat
ARLA has recently reported that the number of landlords owning Houses in Multiple Occupation, has fallen sharply. Apparently, the share of houses in multiple occupation across the whole rental sector has dropped from 9% to 6% over 3 months.

The Tenancy Deposit Protection Scheme
Statutory tenancy deposit schemes will apply to all assured shorthold tenancies, where a deposit is taken after April 7 2007, in England and Wales. They do not apply in Scotland or Northern Ireland.

Future of rentals in 2007
In 2006 the rental market saw the implementation of a raft of new legislation and celebrated the 10th anniversary of Buy to Let, the force that revitalised the market.
Next year looks set to be legislation free, apart from the implementation of mandatory tenancy deposit protection, and landlords and tenants can look forward to continued growth in both the supply and demand for good quality rental property.

The Tenancy Deposit Scheme (TDS) will apply to all assured short hold tenancies where a deposit is taken after April 6 2007. Further details of the schemes will be available from the providers in late January 2007, explaining exactly how their schemes will operate, and how landlords can register to join their schemes to protect deposits.

Real Estate Investment Trusts (Reits)
Reits are being promoted by David Butler, the Programme Director at REITA a campaign which hopes to bring the introduction of Reits to investors via the property market. He asked the question as to how much of a person’s investment portfolio should be allocated to buy to let property and specifically what type of property should be invested in.
