Attention to detail is key to landlord and tenant satisfaction

December 2006

In today’s property rental market – and particularly within the Leeds conurbation – the hard part is not finding the tenant. Rather it’s maintaining a good relationship with the tenant by quickly resolving day-to-day issues, and with the landlord by virtue of excellent account management and sound advice.

So says Wendy Wood, recently promoted to Lettings Director at Leeds Letting Agent Manning Stainton following 2 years as Lettings Manager and 3 years working in the Residential Property Sales operation. Her rental and property management department currently registers over 500 new prospective tenants on its mailing list for properties to let in Leeds and District every month.

“The impressive economic and financial growth we have witnessed in Leeds is maintaining the property lettings market at a healthy level” she says. “Many of the initial property investors have now taken their profit, making room for serious long-term buy to let investors and leading, in turn, to a welcome element of stability for properties to let  in Leeds.”

Young professionals form the majority of the people renting property, says Wendy, typically from the medical, teaching, legal and finance sectors. This is a confident, discerning and relatively prosperous group who choose to rent property in Leeds whilst looking for a permanent home and who therefore expect and demand good rental and property management service…

“We have to strike the right balance,” Wendy asserts, “On the one hand we need to demonstrate to new property landlords that today’s modern Lettings and Property Management agent is more than simply a rent collector. Our guidance on the achievable rental income upon letting a property in Leeds, and on attracting quality tenants for those properties, is hugely important as are Rent Guarantee schemes and legal advice.

“A good example of the latter is the impending Tenancy Deposits legislation due to come into force in April 2007.”

“Sound back- room property management systems are essential and we’re not doing too badly at that - our property landlord clients rate our service as excellent, and a remarkable 100% of people letting properties in Leeds through ManningStainton Lettings think the same way.”
